What's specific here

Selling a House in Tamarac: What Is Actually Different

Public information with the source next to it, not a paragraph that sounds local.

Tamarac was incorporated on July 19, 1963, and founded by developer Kenneth E. Behring, who started with Tamarac Lakes on the eastern side of the city; the Mainlands and the Woodlands followed as his company bought more land, which accounts for the city's odd shape. It now covers about twelve square miles and is primarily residential. The median home was built in 1981 and 48% predate 1980, so nearly half the houses are more than 45 years old, old enough to still have their first drain pipes and electrical panel. We price that in and buy the house as it sits.

Owners live in about three in four of Tamarac's 31,422 occupied homes. The typical owner has been in the house since 2013, and 46% of owner households are headed by someone 65 or older. For a seller here that can mean an estate in probate at the Seventeenth Judicial Circuit, a move that cannot wait for a listing, or payments that fell behind. We work alongside the estate's attorney and pay that attorney at closing.

Before closing, the title company orders the City's lien search, drawn from several City divisions: $159, non-refundable, seven to ten business days, no rush service. It lists open building permits, utility balances, Special Magistrate cases, and CDBG and SHIP liens. Permit history is searchable in the City's online permit portal. Code cases go before the City's Special Magistrate, and a recorded order imposing a fine becomes a lien on the land. On a house still out of compliance, the City will offer a lien settlement if the buyer signs a stipulated agreement to fix it by a set deadline after closing; that request costs $50 and takes about three to four weeks. We order and read all of it before the offer, and any balance shows as a line before you sign.

Before closing in Tamarac
  • The City's lien search costs a non-refundable $159, paid online by credit card, and takes seven to ten business days with no rush service; results are emailed, and the request form the City links to is hosted at cityoftamarac.liensysgov.com. Source
  • The report lists open building permits with their permit numbers, water, sewer and garbage balances and account deposits, Special Magistrate cases from Building, Code Enforcement, Business Licenses and Fire Prevention, CDBG and SHIP liens, and other amounts due to the City; final utility bills are rendered four to six weeks after an account closes, and a balance update is available within 60 days of the request at no additional charge. Source
  • Permit history is searchable in the City's online Permit Portal by application number, address, parcel number or name. Source
  • Code cases are heard by the Tamarac Special Magistrate, an attorney appointed by the City Commission; a recorded order imposing a fine becomes a lien against the land, and once the property is in total compliance and free of other debts to the City, the owner can request an abatement hearing, where the magistrate waives the lien in full, reduces it or upholds it in full. Source
  • A lien settlement request costs $50 per address and takes about three to four weeks; if the property is not in compliance, the City offers the settlement on condition that the buyer signs a stipulated agreement, at the time of application, to bring it into compliance by a set deadline after closing. Straight answers

Questions Sellers Ask Us

The ones people ask about this, answered straight.

  • Do you buy in Tamarac Lakes, the Mainlands, Kings Point and the City's other communities?

Yes, anywhere inside Tamarac's city limits, from Tamarac Lakes, the first neighborhood its founder built, to the Mainlands, the Woodlands, Woodmont, Shaker Village and Kings Point. The median home here dates from 1981 and 48% were built before 1980, so we put the age of the house into the price instead of asking you to fix it first. We walk the house and show you the comps and repair numbers we used; any association balance shows as a line before you sign, and you pick the closing date.

  • What does the City of Tamarac's lien search show, and how long does it take?

It costs $159, is requested online and takes seven to ten business days; the City offers no rush service. It lists open building permits, water, sewer and garbage balances, Special Magistrate cases from Building, Code Enforcement, Business Licenses and Fire Prevention, and CDBG and SHIP liens, and because final utility bills come four to six weeks after an account closes, the City updates the balance at no extra charge within 60 days of the request. We order it early and read it before the offer, and any balance shows as a line before you sign.

  • My Tamarac house has a code violation or a code lien. Can I still sell it?

Yes: code cases here go before the City's Special Magistrate and a recorded order imposing a fine becomes a lien on the land, but on a house still out of compliance the City will offer a lien settlement if the buyer signs a stipulated agreement to fix it by a set deadline after closing. We buy as it sits, so that buyer is us, and the $50 settlement request, which takes about three to four weeks, goes in early enough for the closing date you pick. We are buyers, not lawyers, and we give no legal advice.

  • I inherited a house in Tamarac. Can you buy it while probate is open?

Yes: in Tamarac 46% of owner households are headed by someone 65 or older, and in Broward an estate is probated at the Seventeenth Judicial Circuit. We work alongside the estate's attorney, pay that attorney at closing, and you pick the closing date. We are buyers, not lawyers, and we give no legal advice.
