Selling a House in Aventura: What Is Actually Different
Public information with the source next to it, not a paragraph that sounds local.
Aventura covers 3.2 square miles between the Broward County line, the Florida East Coast Railway, the Intracoastal Waterway and NE 176th Street. Its story began when developer Don Soffer bought 785 acres of vacant shoreline, and its voters approved the City's charter on November 7, 1995. The median home was built in 1989 and about one in four (26%) predates 1980. Most of the City lies in FEMA Special Flood Hazard Areas, and its flood rules require a building to meet the requirements for a new one, including an elevated lowest floor, once improvements within a year cost half its market value or more; we buy older houses as they sit.
Of Aventura's 17,507 households, 63.6% own their home, the typical owner has been in it since 2013, and 44% of owner households are headed by someone 65 or older. Here that means estates in probate at the Eleventh Judicial Circuit, moves that cannot wait and, with more than a third of homes rented, houses sold with a tenant in them. We work alongside the estate's attorney and pay that attorney at closing, and you do not have to evict anyone for us.
The title company orders the City's lien search from the Community Development Department, which reviews City liens, open permits and code compliance cases; since October 1, 2026 it costs $125 per request, up from $50. Permits and code cases are in the City's eTRAKiT portal. Disputed or uncorrected code cases go before a Special Master, a recorded order imposing a civil penalty becomes a lien on the property, and an owner who sells while a case awaits its hearing must disclose it to the buyer in writing. We order and read all of it before the offer, and any balance shows as a line before you sign.

- The City's lien search is handled by the Community Development Department and reviews City liens, open permits and code compliance cases; for water and sewer the City refers requests to Miami-Dade County or the City of North Miami Beach, and for fire code violations to Miami-Dade County. Source
- Ordinance No. 2026-18, adopted on second reading on September 8, 2026, raised the City's lien search fee from $50 to $125. Source
- The $125 fee is charged per request from October 1, 2026, and the City Manager may raise it each year to reflect increases in the consumer price index. Source
- Building permits and code violation cases can be looked up in the City's eTRAKiT web portal, which also takes lien search requests. Source
- Code cases that are contested or not corrected in time are heard by a Special Master; a recorded order imposing a civil penalty is a lien against the property, and an owner who transfers the property while a case awaits its hearing must disclose it in writing to the buyer and file a notice of the transfer with the City within five days. Do you buy in Waterways, Williams Island and the rest of Aventura?
Yes, anywhere inside the City, including Biscayne Lake Gardens, Country Club Estates and Yacht Club. With a median home from 1989 and about one in four built before 1980, a roof, windows or air conditioning that is due is what we expect, and we price it ourselves. We walk the house, show you the comps and repair numbers we used, and you pick the closing date.
-
What does the City of Aventura lien search cover, and what does it cost?
The Community Development Department's search reviews City liens, open permits and code compliance cases and, since October 1, 2026, costs $125 per request, up from $50 under an ordinance adopted on September 8, 2026. For water and sewer the City refers requests to Miami-Dade County or the City of North Miami Beach, and for fire code violations to Miami-Dade County, so we check those too. We order it all early and read it before the offer, and any balance shows as a line before you sign.

My Aventura house has an open code case. Can I still sell it?
Yes, and the City Code spells out how: if you sell while a case awaits its hearing before the Special Master, you disclose it to the buyer in writing and file a notice of the transfer with the City within five days. A recorded order imposing a civil penalty becomes a lien on the property, so we read the City's lien search before the offer and buy with the case attached. We are buyers, not lawyers, and we give no legal advice.

I inherited a house in Aventura. Can you buy it while probate is open?
Yes. The estate's case runs through the Eleventh Judicial Circuit's Probate Division and your attorney runs the estate; we work alongside that attorney, buy the house as it sits and pay the attorney at closing. We are buyers, not lawyers, and we give no legal advice.
