North Miami turned 100 in 2026: it incorporated on February 5, 1926 as the Town of Miami Shores, took its present name in 1931, and grew out of the Arch Creek farming settlement whose depot stood where 125th Street meets the railroad tracks. The houses are among the oldest we buy: the median ties with North Miami Beach. The median North Miami home was built in 1967, four of every five predate 1980, and the typical owner has been in place since 2007. Keystone Point and Sans Souci sit on the bay side of Biscayne Boulevard; Sunkist Grove, Irons Manor and Griffing Estates are the inland grid.
