In Miami, owners are a minority: fewer than a third of occupied homes are lived in by the people who own them, so the seller who calls us from Allapattah, Flagami, Little Havana or Model City is more often a landlord than a homeowner. The houses split down the middle by age, half built before 1980 and more than a third since 2000, which is the difference between a 1950s duplex in Little Haiti and a tower on Brickell Avenue.

Selling here has one step the Broward cities do not: the City of Miami runs its own lien and violation search, ordered by folio number through the City's portal for a $200 fee, and it only applies if your Miami-Dade folio starts with 01, which is how you know the house is inside the city limits rather than in the county. Adjudicated code violations accrue a daily fine and can become a lien. A single-family home or duplex is exempt from the building recertification program that applies to larger structures.
