Miramar is a long, thin city, 14 miles east to west and about two and a half miles wide, running from State Road 7 out past I-75 toward US 27. That shape is the story of its housing. The eastern quarter, Historic Miramar, is the original 1955 town between SW 64th Avenue and University Drive, built out since the mid-1960s and the focus of a $191 million infrastructure program. West of there, Silver Lakes, Sunset Lakes, Vizcaya, Monarch Lakes, Nautica and Riviera Isles are the newer city, which is why the median Miramar home dates from 1996 and fewer than three in ten were built before 1980.

Miramar's owners are young: fewer than one in four owner households is headed by someone 65 or older, and the typical owner arrived in 2011. Houses reach us here less through an estate and more through a move, a divorce or payments that slipped, and the newer stock usually means the repair list is short and the number holds.

The City's lien search, run by Financial Services, costs $105 per address and takes three to five business days, but the City itself says it is incomplete without a separate check of open permits with the Building Division and open code cases with Code Compliance.
