What's specific here

Selling a House in Pompano Beach: What Is Actually Different

Public information with the source next to it, not a paragraph that sounds local.

Pompano Beach, established in 1908, is the second oldest city in Broward County. The City was incorporated in 1947 and covers about 25 square miles midway between Miami and Palm Beach, with three miles of Atlantic shoreline. Its houses show their age: the median home here was built in 1974, and about two of every three went up before 1980. So a house from Cresthaven, Garden Isles or Old Pompano usually comes to us with half a century of wear on it, and we price that in rather than asking you to fix it.

Just over half of the city's 47,167 occupied homes (55.5%) are lived in by their owners, the typical owner arrived in 2012, and more than four of every ten owner households are headed by someone 65 or older. So the house often reaches us through an estate in probate at the Seventeenth Judicial Circuit in Fort Lauderdale, and we work alongside the estate's attorney and pay that attorney at closing. The other 44.5% are rented, so the seller may also be a landlord with a tenant in place, or an owner whose move cannot wait or whose payments slipped.

Before closing, the title company orders the City's lien search from the Building Division: $110 per folio, five to seven business days, not counting Fridays and holidays. It reports code-enforcement, nuisance-abatement and unsafe-structure liens or fines, open permits and special assessments; permit history is in the City's Click2Gov portal. Code cases that are not corrected go before a Special Magistrate, whose fines can be recorded as liens, and once the property is in compliance the owner can file a $150 application for relief. We order the search, read it before the offer, and any balance shows as a line before you sign.

Before closing in Pompano Beach
  • The City's lien search, on the Building Division's Lien Research Request: $110 per folio, 5 to 7 business days excluding Fridays and holidays; results include liens or fines for code enforcement, nuisance abatement and unsafe structures, open permits and special assessments. Source
  • Permit records are searched online in the City's Click2Gov building-permit portal, by application number, address, parcel number or name. Source
  • Code cases that are not corrected are referred to a Special Magistrate hearing, and the fines imposed may be recorded as a lien against real property. Source
  • The City's Application for Relief from code fines and liens is processed only once Code Compliance verifies compliance; it costs $150 per property, and relief is at the Special Magistrate's discretion. Source

Straight answers

Questions Sellers Ask Us

The ones people ask about this, answered straight.

  • Do you buy in Cresthaven, Palm Aire, Garden Isles and the other Pompano Beach neighborhoods?

Yes. We buy anywhere inside Pompano Beach, in Old Pompano, Collier City, Leisureville, Harbor Village and Hillsboro Shores as much as in Cresthaven or Palm Aire. We walk the house, we show you the comps and repair numbers we used, and you pick the closing date.

  • My Pompano Beach house has a code lien from the Special Magistrate. Can you still buy it?

Yes: in Pompano Beach, code cases that are not corrected go before a Special Magistrate, the fines can be recorded as liens, and once the property is in compliance the owner can file a $150 application for relief, with the Special Magistrate deciding how much relief, if any. We buy with the lien attached, read the City's lien search before the offer, and any balance shows as a line before you sign. We are buyers, not lawyers, and we give no legal advice.

  • How old are the houses you buy in Pompano Beach?

Any age. The median Pompano Beach home dates from 1974 and about 67% of the housing stock was built before 1980, so an original roof, old wiring or an addition that was never permitted is normal here, not a reason to say no. We price the house as it sits and show you the comps and repair numbers we used.

  • What does the City of Pompano Beach check before a sale closes?

Its lien search, which the title company orders from the Building Division at $110 per folio and which takes five to seven business days, not counting Fridays and holidays. The results include liens or fines for code enforcement, nuisance abatement and unsafe structures, open permits and special assessments, and the permit history itself is searchable in the City's Click2Gov portal. We order it early and read it before the offer, so any balance shows as a line before you sign, not after.
