Selling a House in Boynton Beach: What Is Actually Different
Public information with the source next to it, not a paragraph that sounds local.
Boynton Beach is the third largest municipality in Palm Beach County. It began as the Town of Boynton, established in 1920; in 1931 the land east of the Intracoastal split off as Boynton Beach (renamed Ocean Ridge in 1938), and in 1941 the original town, west of the Intracoastal, became the City of Boynton Beach. The median home here was built in 1984 and about four in ten went up before 1980, so the house that reaches us often went up in the 1970s or 1980s and still has much of what it was built with.
Nearly two of every three occupied homes are lived in by their owners, the typical owner arrived in 2013, and more than four of every ten owner households are headed by someone 65 or older. So the house often reaches us through an estate in probate at the Fifteenth Judicial Circuit, and we work alongside the estate's attorney and pay that attorney at closing. More than a third of occupied homes are rented, so the seller is sometimes a landlord with a tenant in place; other times it is a move that cannot wait or payments that slipped.
Before closing, the title company pulls the City's lien report through Conduits, a system operated by Net Assets Corporation, and checks the permit record: SagesGov for applications after May 22, 2021, the City's Legacy system for earlier ones. Uncorrected code violations can go before the Code Enforcement Special Magistrate, and a recorded code lien can be reduced at a hearing before the same magistrate once the property is in full compliance and owes the City nothing, on a $200 application plus $50 for each additional lien. We order and read all of it before the offer, and any balance shows as a line before you sign.

-
Do you buy in the Heart of Boynton, Lake Boynton Estates and Leisureville?
Yes. We buy anywhere inside the City of Boynton Beach, including the Heart of Boynton, Lakeside Gardens, Coquina Cove, Lake Boynton Estates and both communities named Leisureville, Boynton Leisureville and Palm Beach Leisureville. We walk the house, we show you the comps and repair numbers we used, and you pick the closing date.
-
My Boynton Beach house has a code lien. Can you still buy it?
Yes. In Boynton Beach an uncorrected violation can go before the Code Enforcement Special Magistrate, and a recorded code lien can be reduced at a hearing before the same magistrate once the property is in full compliance and owes the City nothing else. We read the City's lien report before the offer, and any balance shows as a line before you sign.
-
How old are the houses you buy in Boynton Beach?
Every age. The median Boynton Beach home dates from 1984 and 41% of the housing stock was built before 1980, so an original roof, old wiring or an addition that was never permitted is normal here, not a reason to say no. We buy the house as it sits.
-
What does the City of Boynton Beach check before a sale closes?
Two records: the City's lien report, which title companies pull through Conduits, a system operated by Net Assets Corporation, and the permit record, in SagesGov for applications after May 22, 2021 and the City's Legacy system for earlier ones. We order both early and read them before the offer. Any balance shows as a line before you sign, not after.
