1 program to maximize his downsizing payout
This seller was an older gentleman who had lived in his Sunrise home for many years and simply wanted to move on with his life. The house no longer suited his needs, and he was ready to downsize. We made him a fair cash offer, and since the property needed a little work, we put money into fixing it up. We then used our Equity Protection Program (EPP) to help him get the most out of the property by the end of the transaction. He was thrilled that we helped him move on and get his life reorganized.

Selling a House in Sunrise: What Is Actually Different
Public information with the source next to it, not a paragraph that sounds local.
Sunrise began as Sunrise Golf Village: developer Norman Johnson bought 2,650 acres on what was then the remote western edge of Broward County, and the City was incorporated on June 22, 1961. Annexation took it from 1.75 square miles in 1967 to more than 18, out to the Everglades. The median home dates from 1983 and more than four in ten predate 1980, so a house from Welleby or Springtree usually reaches us needing what a forty-year-old house needs.
Nearly seven in ten households own their home, the typical owner arrived in 2011, and nearly four in ten owner households are headed by someone 65 or older. So the house often comes with a change of life: a downsizing, or a parent's home in probate at the Seventeenth Judicial Circuit, in which case we work alongside the estate's attorney and pay that attorney at closing. The Sunrise case on this page was a longtime owner ready to downsize: the house needed a little work, and our Equity Protection Program helped him get the most out of it.
Before closing, the title company orders the City Clerk's lien search: $100 per address, account or folio, answered in three to five business days and valid for up to 30 days. It shows special assessments, what is owed to close the utility account, and code enforcement citations and liens. Open permits are a separate request to the Building Division, whose records are mostly on microfilm. Code cases go before a Special Magistrate every month; a recorded fine becomes a lien on the land, and the magistrate may reduce the fine once the violation is corrected. We order and read all of it before the offer, and any balance shows as a line before you sign.

- The City Clerk's lien search, on a Lien Inquiry Form: $100 per address, account or folio, answered in three to five business days and valid for up to 30 days; it reports special assessments, amounts due to close public service accounts, and code enforcement citations and liens. Source
- The Building Division keeps the permit record for every improved lot, most of it on microfilm, and takes open permit search requests by email. Source
- Code cases are heard by a Special Magistrate on the third Monday of each month at the Flamingo Park Meeting Hall, and the code compliance status of any property can be checked online. Source
- A recorded order imposing a code fine becomes a lien on the land, and the Special Magistrate may reduce a fine once the violation is corrected. Source

Questions Sellers Ask Us
The ones people ask about this, answered straight.
-
Do you buy in Sunrise Golf Village, Welleby and Springtree?
Yes, and anywhere else inside the City of Sunrise. The median Sunrise home dates from 1983 and more than four in ten predate 1980, so an original roof or kitchen is normal here, not a reason to say no. We walk the house, show you the comps and repair numbers we used, and you pick the closing date.
-
What does the City of Sunrise check before a sale closes?
Two things: the City Clerk's lien search, $100 per address, account or folio and answered in three to five business days, and an open permit search from the Building Division. If a previous owner built without a permit, the City says there is generally no penalty to you. We order both, and any balance shows as a line before you sign.
-
My Sunrise house has a code fine from the Special Magistrate. Can you still buy it?
Yes. In Sunrise a recorded code fine becomes a lien on the land, and the Special Magistrate may reduce the fine once the violation is corrected. We buy with the case attached, read the City Clerk's lien search before the offer, and work it with the City ourselves after closing.

I've lived in my Sunrise house for years and I'm ready to downsize. How does that work?
