Selling a House in Doral: What Is Actually Different
Public information with the source next to it, not a paragraph that sounds local.
Doral covers 15 square miles of Miami-Dade County between the Ronald Reagan Turnpike and the Palmetto Expressway. It began in the late 1950s, when Doris and Alfred Kaskel bought 2,400 acres of swampland for a golf course and hotel; the name Doral combines Doris and Alfred. Growth began in the early 1980s with Doral Estates, then Doral Park, so the median home dates from 2006 and only 6% predate 1980. The call is less about a roof than about the association: the City Council noted in 2025 that Doral is home to numerous neighborhoods governed by homeowners' associations.
Renters are the majority here: fewer than half of Doral's occupied homes are lived in by their owners, so the seller is often a landlord with a tenant in place. Owners are recent, too: the typical one arrived in 2016, and fewer than one in five owner households is headed by someone 65 or older. The house usually reaches us through a move that cannot wait or payments that slipped; when it is an estate, the case runs through the Eleventh Judicial Circuit's probate division, and we pay the estate's attorney at closing.
The title company orders the City's Municipal Lien and Code Violation Letter from Code Compliance: $150 per address, up to three business days, City records only. Open permits go through the Building Department, whose records start in 2004, when the City took over permitting; for a house built earlier, the City points to Miami-Dade County's Microfilm & Plan Library. Uncorrected code cases can go to a Special Magistrate, who can impose fines and a lien and hears one request per case to reduce the penalty. We order all of it, the county's records too, and read it before the offer; any balance shows as a line before you sign.

- The City's Municipal Lien and Code Violation Letter is requested from Code Compliance through the Customer Self Service portal, by folio number: $150 per address, non-refundable, up to 3 business days. Source
- The letter is limited to City of Doral records and does not include liens, assessments or other charges imposed by Miami-Dade County or any other agency. Source
- Open Permit Search and building records are requested online from the Building Department, with 48 hours to process; its records start in 2004, when the City took over permitting, and for properties built before 2004 the City points to Miami-Dade County's Microfilm & Plan Library. Source
- Code cases are heard by a Special Magistrate, an independent attorney appointed by the City, who can impose fines, liens and other non-criminal penalties. Source
- A request to mitigate or reduce a penalty is heard once per case and only after the property complies with the Special Magistrate's order; lien assessments recorded against the property are not negotiable. Source

Questions Sellers Ask Us
The ones people ask about this, answered straight.
-
Do you buy in Doral Isles, Doral Park and the rest of Doral, HOA or not?
Yes, anywhere inside the City of Doral, from Doral Estates and Doral Park, where the growth began in the early 1980s, to Downtown Doral. The City Council itself has noted that Doral is home to numerous neighborhoods governed by homeowners' associations, and we buy in them. Any HOA balance shows as a line before you sign.
-
Do you buy rental houses in Doral with tenants still in them?
Yes, and here that is the usual call: more than half of Doral's occupied homes are rented. You do not have to evict anyone for us; after closing that is ours. Tell us the real tenant situation up front so the number holds.
-
What does a closing in Doral need from the City?
Two things: the Municipal Lien and Code Violation Letter from Code Compliance, $150 per address and up to three business days, and the Building Department's Open Permit Search, which the City asks 48 hours to process. The letter covers City records only and the Building Department's records start in 2004, so we check Miami-Dade County's records as well. We order it all early, and any balance shows as a line before you sign.

My Doral house has an open code case. Can you still buy it?
Yes. A violation that is not corrected can go before a Special Magistrate, who can impose fines and a lien, and a request to reduce the penalty is heard only once per case, after the property complies. We buy with the case attached and read the City's lien letter before the offer; we are buyers, not lawyers, and we give no legal advice.
