Selling a House in Dania Beach: What Is Actually Different
Public information with the source next to it, not a paragraph that sounds local.
Pioneer W. C. Valentine planned a settlement called Modello along the Florida East Coast Railway, and Danish families from Chicago settled it in 1898 and 1899; when it incorporated in November 1904, its 35 residents renamed it Dania. As early as 1910 its tomatoes shipped north by rail, and later Antique Row on Federal Highway made it the "Antique Capital of the South." The median home dates from 1977 and 59% predate 1980, so the typical house is close to fifty years old, and that wear is already in our number.
Owners live in 46.8% of Dania Beach's 13,402 occupied homes, so more than half are rented. The typical owner has been in the house since 2011, and 44% of owner households are headed by someone 65 or older. So the seller may be a landlord with a tenant in place or heirs with an estate in probate at the Seventeenth Judicial Circuit. You do not have to evict anyone for us, and we work alongside the estate's attorney and pay that attorney at closing.
The City's Finance Department runs the lien search: $100 per folio, paid by check or money order, normally back by email within five business days. It reports the City water account and flags code cases and open permits, but the water may instead come from the City of Hollywood or Broward County, depending on where the house sits relative to Ravenswood Road and the Stranahan River. A Special Magistrate hears code cases; a recorded fine order is a lien on the land that binds later buyers, and the magistrate can reduce or mitigate fines subject to a lien. We order and read all of it before the offer, and any balance shows as a line before you sign.

-
- The City's lien search is provided by the Finance Department for a $100 processing fee per folio number, paid in advance by check or money order, by mail or in person; completed requests are returned by email, normal processing time is up to 5 business days per folio number, and updates may be provided by email if requested at least 24 hours before closing. Source
- The City's Municipal Lien Search Request reports the property's City water utility accounts, or notes that the property is not served by the City's water utility or is on a master water meter; it flags code violation case numbers, open building permits that may exist and a business tax receipt that may be required, to be confirmed with Code Enforcement, Building & Zoning and the Business Tax Division, and notes that special assessments are on the County's tax bills. Source
- Within the city, water comes from the City of Hollywood east of the Stranahan River, from the City of Dania Beach between Ravenswood Road and the Stranahan River, and from Broward County generally west of Ravenswood Road; the City of Hollywood processes wastewater east of Ravenswood Road, and Broward County owns and processes the wastewater system west of it. Source
- The Special Magistrate can fine up to $250 a day for each day a violation continues past the compliance date ($500 a day for a repeat violation, up to $5,000 for an irreparable one); a certified copy of the order imposing the fine, once recorded in Broward County's public records, is a lien against the land and the violator's other property, and its findings bind later purchasers. Source
- The Special Magistrate hears requests for abatement or mitigation of fines associated with code compliance liens and may grant, reduce, abate or mitigate accrued fines subject to a lien; an owner who transfers a property between the service of a code case and its hearing must disclose the case to the buyer in writing, hand over the case papers, and file a notice of the transfer with the code enforcement official within 5 days. Source
- The City's business tax schedule charges $31.50 per rental unit, a category that excludes apartments but includes single-family homes and duplexes with a tenant in any portion. Source

Do you buy in Sun Garden Isles, Dania Beach Heights and the rest of Dania Beach?
Yes, anywhere inside the City, including College Gardens, Melaleuca Gardens and Davis Isles. The median home here dates from 1977 and 59% were built before 1980, so an old roof or original plumbing goes into our numbers instead of ending the conversation. We walk the house, show you the comps and repair numbers we used, and you pick the closing date.
-
What does the City of Dania Beach lien search cover, and how long does it take?
The Finance Department runs it for $100 per folio number, paid in advance by check or money order, and returns it by email, normally within five business days. It reports the City water account and flags code cases, open permits and any business tax receipt; special assessments are on the County's tax bill. Depending on where the house sits, the water may come from the City of Hollywood or Broward County instead, so we check that account too. We read it before the offer, and any balance shows as a line before you sign.
-
My Dania Beach house has a code fine that became a lien. Can you still buy it?
Yes, as it sits. A Special Magistrate's fine order, once recorded with Broward County, is a lien on the land that binds whoever buys next, and the magistrate hears requests to reduce or mitigate fines subject to a lien. If you sell while a case awaits its hearing, the City Code has you disclose it to the buyer in writing and notify the City within five days. We buy with the violations attached and work them with the city ourselves, and any balance shows as a line before you sign. We are buyers, not lawyers, and we give no legal advice.

My Dania Beach house is rented and the tenant is still there. Can I sell it?
Yes. More than half of Dania Beach's occupied homes are rented, and we buy occupied houses. You do not have to evict anyone for us; after closing that is ours. A rented single-family home or duplex here carries a City business tax receipt, $31.50 per unit, and we check it with the rest of the lien search. Tell us the real tenant situation up front so the number holds, and you pick the closing date.
