Selling a House in Margate: What Is Actually Different
Public information with the source next to it, not a paragraph that sounds local.
Margate began as farmland of beans, peppers and eggplants; in the 1950s its founder envisioned a "City With A Plan," with built-in zoning, sidewalks, streetlights and sewers. It became a town in 1955 and a city in 1961, named with the first letters of the founder's surname and of "gateway," since it was considered a gateway to western Broward County. Its nine square miles are roughly 98 percent built out. The median home dates from 1978 and 59% were built before 1980, so the typical house is close to fifty years old, and that wear is already in our number.
Of Margate's 24,297 households, 77.2% own their home, more than three of every four. Half of those owners moved in during 2013 or earlier, and the householder is 65 or older in 39% of owner households. A Margate sale can therefore start with an estate in probate at the Seventeenth Judicial Circuit, a relocation with a fixed date, or a mortgage that fell behind. We work alongside the estate's attorney and pay that attorney at closing.
The City Clerk's Office processes the lien search a title company orders: $75 regular (three to five business days) or $150 rush (24 hours). It covers liens only; open and expired permits are a separate Building & Code Services Department search at $100 per address. A Special Magistrate hears code cases. Once a certified copy of a fine order is recorded, it is a lien against the land; the magistrate can reduce a fine, but a request is docketed only once the entire property complies with City Code, with an expedited track when a closing is set before the next hearing. We read every report before making an offer, and any balance shows as a line before you sign.

- The City's Lien Inquiry form is for a lien search only: $75 for a regular search (3 to 5 business days) or $150 for rush service (24 hours), plus $25 an hour if a request takes more than an hour of clerical time; open permits are reviewed through a separate permit research request. Source
- Research of open and expired permits costs $100 per address under the Building & Code Services Department's fee schedule, effective July 1, 2026. Source
- Code cases are heard by a Special Magistrate appointed by the City Commission, who can assess fines and enforcement costs; hearings are on the fourth Tuesday of each month (the third in December). Source
- Once a certified copy of the Special Magistrate's order imposing a fine is recorded, it is a lien against the land where the violation exists; the Special Magistrate may reduce a fine before or after a lien is placed. Source
- A request to reduce a fine goes on the docket only once the entire property complies with City Code; an expedited request is open only to properties with a closing or refinance scheduled before the next hearing, and the City Attorney or City Manager may negotiate the amount, subject to the Special Magistrate's approval. Do you buy in Coral Bay, Paradise Gardens and Holiday Springs?
Yes, anywhere inside the City, including Hammon Heights east of State Road 7, Coral Bay, Cypress Cove, Coral Gate, Holiday Springs and Paradise Gardens. Nearly six in ten Margate homes were built before 1980, so we buy them as they sit: we walk the house, show you the comps and repair numbers we used, and you pick the closing date.
-
I have to move soon. How long does the City's lien search take in Margate?
A regular search costs $75 and comes back within three to five business days; a rush search costs $150 and comes back in 24 hours. It covers liens only, so we also order the Building & Code Services Department's research of open and expired permits, $100 per address, and read both before the offer. You pick the closing date, and any balance shows as a line before you sign.

The Special Magistrate fined my Margate house for a code violation. Will that stop a sale?
Not a sale to us. Once a certified copy of the Special Magistrate's fine order is recorded it is a lien against the land, a reduction request is docketed only after the entire property complies with City Code, and an expedited request exists when a closing is scheduled before the next hearing. We buy the house as it sits, read the City's lien search before the offer, and any balance shows as a line before you sign. We are buyers, not lawyers, and we give no legal advice.

I inherited a Margate house that is still in probate. Can you buy it?
Yes. In 39% of Margate's owner households the householder is 65 or older, and half of owners moved in during 2013 or earlier. The estate goes through probate at the Seventeenth Judicial Circuit; we work alongside the estate's attorney and pay that attorney at closing. We are buyers, not lawyers, and we give no legal advice.
